Black masonry frames are deployed to create a four-storey podium, building step-backs and inset balconies for this building at the intersection of Wellington Street West and Draper Street. Double height retail spaces face north and transition into two storey bays on the building’s east side that mimic the scale of the Victorian homes on Draper. The setbacks from Wellington minimize shadows onto the north side of the street and complement the wide public boulevard.
