Occupying a transitional location between the residential zone to the east and commercial buildings to the west, this project provides thirteen stories of “live-work” lofts. The L-shaped plan frames a south-facing forecourt featuring stands of birch trees, diagonal paths, and integrated outdoor seating. A through-lobby connects the forecourt with an existing laneway along the north edge of the site. Offices, meeting rooms, and an art gallery are located beside the lobby. Here residents can conduct business meetings in an environment enlivened by exhibition spaces for neighbourhood artists. An adjacent fitness centre features a basketball half-court in addition to traditional exercise and yoga rooms. Most suites in the building are two stories in height with living, dining and work spaces on the lower level and bedrooms and bathrooms on the upper level overlooking the double height living rooms. This arrangement is given expression on the exterior with oversized windows providing views to Lake Ontario and the City skyline. The exterior incorporates a collage of materials and colours reflecting the surrounding buildings. Bands of red masonry mimic the adjacent 171 East Liberty Street building, while metal-clad balcony frames provide a muscular industrial aesthetic that alludes to the original character of Liberty Village.
