The redevelopment of Newtonbrook Plaza combines three mixed-use podiums with four residential towers and a new public park. A fifth tower will be added when the subway continues north from Finch station. Retail spaces of varying sizes animate new and existing streets while townhouses face east towards the new park. The tower placements are informed by shadowing and adequate setbacks from the single-family neighbourhood to the east, while the distribution of height creates a varied skyline. Design development, marketing, and construction can proceed in phases without requiring revisions to the conceptual design.
