The ambitious redevelopment of the former Globe and Mail Lands includes an office tower, a three-storey retail concourse spanning the length of the site, and six residential buildings: three along Front Street West and three along Wellington Street West. WA’s three buildings along Wellington provide rental accommodation in Buildings 1 and 2 and residential condominiums in Building 3. The form and materials of these three buildings relate directly to the existing warehouse structures across the street. Seven storey masonry bases provide a robust backdrop to the generously proportioned landscaped boulevard while coherently blending ground and second floor retail uses with five residential floors above. There is a significant setback on the eighth floor, after which the buildings terrace back to a height of fifteen stories and are expressed in white precast concrete panels. The two storey entrances provide a compelling composition of industrial materials including fins of natural stone, metal, and glass. Residential floors are arranged in a “U” pattern that provides a centralized elevator core and maximizes the efficiency of the floorplates.
